Once you have received your Title Deed and Share Certificate, you can verify the documents through the Dubai Land Department and DIFC Public Register.
Title Deed Verification:
Visit the Dubai Land Department website here: https://dubailand.gov.ae/en/eservices/title-deed-verification-overview/title-deed-verification/#/
Click on "Validate Owner and Property"
Enter the Title Deed number (This can be found below the QR code)
Enter the Title Deed year
Input the name of the owner mentioned in the Title Deed (This will be the name of the SPV)
The DLD validator will then determine the validity of the information.
SPV Shareholder Verification:
Visit the DIFC Public Register here: https://www.difc.ae/business/public-register
Click on Non-Regulated
Enter the Registration number found on your share certificate
Click on View Profile and find your name amongst the shareholders
